CHALLENGES

Time was of the essence with this project with a large proportion of the work requiring completion during the summer holidays to minimise disruption. Having obtained funding and governors’ approval in late June, HHGS required main construction work of foundations and mezzanine floor to be carried out during this period to create a secure site. On commencement of a new school calendar year, Teepee was given a further 7 – weeks to complete the fit-out.

Teepee was awarded principle designer and contractor roles, including liaising with the local authority, to obtain building regulation approval on behalf of HHGS.

HOW WE SUCCEEDED

We were proactive! During the tender process, Teepee produced outline designs to verbally obtain building regulation approval, before the commencement of works.

Due to tight deadlines and the nature of the project, our fit-out team removed staging, offices and a music room located within the assembly hall.

Unfortunately, due to the location of the hall on the school grounds, there was restricted access to get plant machinery in and out. Teepee hired mini diggers and dumper trucks to obtain access through a double access door approximately 200 meters away from the main car park, where skips had to be located. On completion of the concrete pads, Teepee offloaded and transported all steelwork through a set of double access door located at the rear of the assembly hall, including moving 12-metre long support steels on specially designed bogies.

On completion of the mezzanine floor, we located site fencing around site office and welfare facilities, to prevent school pupils from entering the build area.

Once pupils returned to school in September, Teepee carried out the internal fit-out. This comprised of installing fire-rated partitions, suspended ceilings, floor coverings, electrical, data, heating, ventilation and air conditioning (HVAC) services. We also fitted specially designed infill handrails to the main access staircase and perimeter walls of the first floor, to safeguard against pupils from falling onto the perimeter glass walls of the building.

 

OUR SOLUTION PROVIDED

  • 4175 sq ft (388m2) of additional floor space within the building.
  • Unlimited use of canteen facilities / break out area for pupils to access at all times.
  • First-floor assembly hall designed to hold up to 400 pupils.
  • Additional office and training facilities on the first floor.
  • Additional income obtained by renting out the first floor at evenings and weekends to support local community events.
